I just came across a listing for a residential 4-plex in the heart of the Highlands.  It's listed for $210,000.  The units rent for $1400/month all together.  The 1400 should cover you loan payment if you have some cash to put down.  The real opportunity in this property is raising the rent by adding better fixtures.  This is located in the Deerpark neighborhood were the median average sale for single family homes is approx. 190k-240k.  I don't know why the property is listed so low but it may be worth us going and looking at it.  I also live just 8 houses down from this property and could potentially manage the rents and maintenance for you when you're out of town.

Thanks for the info.  This sounds like a pretty good deal, but I'm not sure it's right for me at this point.  The price range is doable, but I am looking for something that might cash flow a little better.  I have a house in Louisville, but will be relocating to NYC soon.  I will travel back and forth somewhat, which is why I remain interested in local property.

Thanks for the quick response, Marshall.  I am interested in accumulating equity or income properties in Louisville.  I own some residential rentals, but have always wanted to acquire some commercial.  

 

The loan terms are agreeable.  What kind of rent does this unit command?  Are there any condo fees?  Would the tenant cover utilities and other expenses?
